Seeing what the untrained eye misses

A property can look sound yet hide costly defects: weakened structure, ageing networks, latent damp, hazardous materials. The technical diagnosis spots these before they become money pits. We inspect the structure (cracks, levelness, settlement), the networks (electrical, plumbing), insulation, ventilation and signs of damp.

The goal is not to alarm but to clarify: what is sound, what needs attention, what is critical.

Buy or not? At what price? With what works budget? The diagnosis answers these questions. For a buyer, it becomes a negotiation tool: costing the necessary works lets you adjust an offer. For a project owner, it sets a realistic framework before committing.

The full 7-point inspection protocol

Our diagnosis follows a structured protocol covering the entire property. 1 — Load-bearing structure: walls, slabs, beams, cracks (mapping and activity analysis). 2 — Waterproofing and roof: covering, guttering, flat roofs, expansion joints. 3 — Electrical systems: consumer unit, earthing, cable sections, NF C 15-100 compliance. 4 — Plumbing: pipe materials (lead, galvanised steel, copper, PER), drainage condition, pressure. 5 — Insulation and thermal performance: walls, floors, windows — with current and potential EPC rating estimate. 6 — Ventilation: single or double-flow VMC, grilles, extractors. 7 — Finishes: floor coverings, joinery, fixtures and fittings.

The instruments used on site

Beyond the expert eye, we use measuring instruments to objectify our findings: thermal camera (detection of thermal bridges and invisible infiltrations), moisture meter (precise measurement of moisture levels in walls and floors), electrical tester (earthing and cable section verification), laser rangefinder (precise measurements for budget estimation). These tools detect pathologies that the naked eye cannot see — pathologies that can cost tens of thousands of euros if ignored.

Timeframes and intervention conditions

A diagnostic visit lasts on average 2 to 4 hours depending on size (90 minutes for a 3-bedroom flat, 3 hours for a 120 m² house). The report is delivered in digital format (illustrated PDF) within 48 to 72 hours of the visit. We cover the entire Greater Paris region (75, 78, 91, 92, 93, 94, 95). 📍 Real-world example

A buyer about to sign for a flat in the Paris region commissioned a technical diagnosis. The finding: electrics needing a full overhaul and early-stage settlement to monitor. With the works costed, he renegotiated the price by 18,000 € — far more than the diagnosis cost. Without it, the bill would have landed after the purchase.
